What do I do if something is wrong with the structure of my property?

Most new properties being built in Ireland are registered by the developer with a Guarantee such as HomeBond. These warranty schemes cover structural defects in new houses for up to 10 years after completion of the house. You should check whether your particular builder or developer is registered.

If you have purchased a HomeBond registered property then you have a warranty in relation to deposits, stage payments and major structural defects. These defects are defined as “any major defect in the foundations of a dwelling or the load bearing part of its floors, walls and roof or retaining walls necessary for its support which affects the structural stability of the dwelling”. In addition, HomeBond also covers major non-structural defects which might lead to smoke or water penetration of the completed home.
